About Rossmoor

Developed by Ross W. Cortese in the early 1960s, it was envisioned as a unique retirement community offering a serene environment and a lifestyle of leisure, recreation, and social engagement. Over the years, it has expanded to include a variety of housing options and amenities, all while maintaining its age-restricted policy for residents aged 55 and older. Rossmoor boasts approximately 6,700 co-ops, condominiums, and single-family homes, providing a vibrant community for nearly 10,000 residents.

Golden Rain Foundation and Mutuals

The Golden Rain Foundation (GRF), a non-profit corporation, plays a pivotal role in overseeing and managing common areas, amenities, and services for Rossmoor. Responsible for handling finances, amenities like golf courses and fitness centers, and advocating for residents' interests, GRF collaborates with 23 smaller Homeowners Associations (HOAs) known as "mutuals." Each mutual is entrusted with specific residential areas, managing maintenance, repairs, and services for individual residences within their designated zones. This collective effort between GRF and the mutuals ensures a high quality of life for all of Rossmoor's residents.

Amenities

Rossmoor offers a diverse range of amenities to enhance residents' quality of life. These include three swimming pools, an indoor pool at Tice Creek Fitness Center, and a modern fitness facility. Golf enthusiasts can enjoy two golf courses, one with 18 holes and another with 9 holes. The community features tennis, bocce, and pickleball courts, while the Creekside Grill & Bar offers onsite dining. Residents can explore an extensive trail system for walking, hiking, and biking. Additionally, there are clubhouses for meetings and events, community gardens, and an exclusive onsite library. Various services like a computer center, handyman services, and counseling are available to residents. Cable and internet services are provided as part of the dues, and creative individuals can utilize the art studio, craft room, and woodworking shop. These amenities collectively contribute to a vibrant and fulfilling lifestyle at Rossmoor.

Rossmoor's central location provides residents with close proximity to major healthcare institutions like John Muir and Kaiser in Walnut Creek. This assures residents that essential healthcare services are readily available, offering them peace of mind and convenient access to medical care when needed.

Transportation

Rossmoor makes residents' lives easier with a reliable shuttle service. This service not only helps residents get around within the community but also extends to key destinations outside. Residents can use the shuttle to reach downtown Walnut Creek for shopping, dining, entertainment, groceries, and medical facilities. Additionally, the shuttle offers access to BART, simplifying travel to wider areas. Rossmoor's dedication to residents' well-being and convenience shines through in this thoughtful shuttle service.

Housing

The majority of the housing in Rossmoor is comprised of condominiums and cooperative units. Single-family homes make up a very small percentage, under 1% of the overall housing. The building style ranges from garden style duplexes and 4-plexes to mid to high buildings.

In a housing cooperative (co-op), residents own shares or membership interests in a corporation that owns the entire property. Instead of owning a specific physical unit or property outright (as in the case of owning a condominium or single-family home), residents own shares or memberships that grant them the right to occupy a particular unit within the cooperative.
